Roof Replacement

Roof Replacement in Southern Maine

A new roof is one of the biggest decisions you'll make on your house. We replace roofs completely, from tear-off to ridge vent, with materials specified for Maine snow, ice and salt air, and most roofs are done in a single day.

Signs it's time for a new roof

  • The roof is 20+ years old (asphalt typically lasts 25 to 30 years in Maine)
  • Leaks keep coming back, or ice dams form every winter
  • Shingles are curling, cracking or losing granules
  • Soft spots in the decking, or daylight in the attic
  • Your insurer is asking for a replacement to renew

Not sure? That's what the free estimate is for. Leaking already? Read repair or replace?

How a replacement works

  1. Free estimate by phone.
  2. On-site inspection by Jeff or Aaron: on the roof, and in the attic or crawl space with your permission. If a roof is too high or steep to walk, a licensed pilot partner flies a drone (paid add-on).
  3. Exact written quote, line by line: materials, model and color, schedule.
  4. Install day. Full tear-off; check and replace soft decking; drip edge, ice and water shield, synthetic underlayment, new shingles or panels, flashing and ventilation. Most roofs are done in one day; larger or steeper roofs may take two.
  5. Cleanup and walkthrough.

What's included

Frequently asked

Common questions

How much does a new roof cost in Maine?

Most southern Maine asphalt replacements land between roughly $9,000 and $25,000; standing seam metal usually runs $30,000 to $60,000+. Your exact price comes in a written quote after the inspection. See our Maine roof replacement cost guide for what drives the number.

How long does a roof replacement take?

Most standard homes take one day; larger or steeper roofs may take two.

Should I repair or replace?

If the roof is under about 15 years old and the damage is limited, a repair may make sense. Past 20 years, with repeat leaks or widespread wear, replacement usually costs less over time.
