Asphalt Shingle Roofing in Southern Maine

Modern architectural shingles (also called dimensional or laminated shingles) are two bonded layers of fiberglass-mat asphalt with mineral granules pressed into the surface. The double layer gives them their shadow line, their weight (typically 240–340 lb per square), and their wind rating: generally 110 to 130 mph on the systems we install, and up to 150 mph with the manufacturer's enhanced nailing pattern and starter/ridge components.

You'll see color options ranging from charcoal black and weathered wood to slate, driftwood, and pewter grays. Premium designer lines (GAF Grand Sequoia, CertainTeed Presidential, Malarkey Windsor) add a third layer for a deeper shake- or slate-like profile and 50-year-to-lifetime warranties. Class A fire rating is standard across everything we install.

Every Pine & Gable asphalt install follows the same sequence, regardless of brand:

1. Protection & setup. Tarps and plywood over landscaping, siding, A/C units, and walkways. Dumpster and ground tarps positioned before a single shingle moves.
2. Full tear-off. Down to the wood deck. No layovers; we need to see the substrate.
3. Deck inspection & repair. Any soft, rotted, or delaminated sheathing comes out and gets replaced with matching CDX plywood. Priced transparently if it's beyond the included allowance.
4. Ice & water shield. Self-adhering membrane along every eave (past the warm wall line, typically 3–6 feet), in every valley, around every penetration, and at sidewalls. This is the Maine non-negotiable.
5. Synthetic underlayment. Over the remaining field, never felt paper on our jobs.
6. Drip edge. Eaves first (under the ice & water shield), rakes after (over the underlayment).
7. Starter course, field, ridge. Manufacturer starter strip on eaves and rakes, then the field with the manufacturer's enhanced 6-nail pattern, then hip/ridge cap.
8. Flashing & ventilation. New step flashing at every sidewall, new pipe boots, chimney counterflashing where needed, ridge vent for balanced attic airflow.
9. Cleanup & magnet sweep. Twice. Once during the day, once at completion. We'd rather find a nail than your tire does.

Maine roofs fail for four reasons: ice dams, wind uplift, ventilation rot, and bad flashing. The system above is built to answer each one. Ice & water shield past the warm wall line stops ice-dam backflow. The enhanced six-nail pattern with starter strip is what unlocks the high-wind warranty. A balanced soffit-to-ridge vent stack keeps the underside of the deck dry through freeze-thaw. New step flashing and counterflashing (not re-used or caulked over) is what keeps water out at every sidewall and chimney for the life of the roof.

Asphalt is the right choice for most southern Maine homes: single and two-story colonials, capes, ranches, and gambrel barns where the budget needs to land between $9k and $25k and the roof needs to last 25–30+ years. It's not the right choice for very steep roofs with heavy snow shed onto walkways (consider metal with snow guards), for very coastal homes with sustained salt exposure (consider standing seam), or for high-end historic homes where curb appeal drives resale (consider composite shake or standing seam).

All systems we install carry the manufacturer's material warranty (30 years, 50 years, or lifetime depending on shingle line) plus our workmanship warranty. Because we install full system components (starter, field, ridge, underlayment, ice & water) from the same manufacturer, you also qualify for the enhanced system warranties (e.g. GAF System Plus, Owens Corning Preferred). Realistic service life in southern Maine: 25–30 years for standard architectural, 30–40 for premium designer lines, assuming proper ventilation.
