York County
York is several very different places under one name. York Village has some of the oldest homes in the state, York Harbor has large summer estates, York Beach has tightly packed cottages, and Cape Neddick and the Route 91 side are rural and wooded.
Each area needs a different conversation about materials, access, and budget, so we start every York quote with a look at the house itself.
York Village has 18th- and 19th-century colonials and capes, some with original framing that is uneven. York Harbor has shingle-style and colonial revival summer homes. York Beach and Long Sands have small cottages built close together, many with low-slope additions. Cape Neddick and inland York have newer capes, colonials, and farmhouses on larger lots.
York Beach, Long Sands, and the Nubble take direct ocean wind and salt spray. The Harbor is somewhat sheltered but still coastal. Inland toward Route 91 and Mount Agamenticus, snowfall is heavier and ice dams are the more common problem.

When a late-summer microburst tore through the greater Portland area, a tree came down on this Yarmouth home, straight through the roof and into the truss system. This wasn't a shingle patch: it meant working with the homeowner, their insurance company, the town, and an engineer to rebuild the damaged framing correctly. New structural members went in alongside the originals, fresh sheathing closed the deck, and the roof went back together over it. Yes. Older roofs often need decking repairs or shimming so new shingles lie flat. We'll inspect the decking during tear-off and explain any needed work before doing it.
They benefit from higher wind ratings and corrosion-resistant fasteners and flashing because of the salt exposure. Tight lot lines also mean we plan debris protection for neighboring cottages.
